Abstract
The lack of attention to the modernization of the activity and function of the old towns' tissues gradually causes the economic instability of these tissues, which leads to physical instability, as well as the exodus of local residents and social instability. The neighborhood of the Khahar-emam of Rasht city has undergone functional and physical burnout over the years and needs to be organized. The present study, using documentary methods, examines the theoretical foundations about the optimal performance of worn-out tissues and uses observational methods to collect information about the scope of the study and uses the SWOT matrix to analyze the data. The results of this study show that the regeneration of urban spaces of the Khahar-emam’s neighborhood in Rasht using the presence of elements such as Khahar-emam’s tomb, river, historical buildings, activity orders, etc. can play an effective role in promoting and improving the situation of this neighborhood and preventing burnout.

Reviewing the Effectiveness of Corporate Governance on Company Value in Companies Listed in Securities Exchange of Tehran

Abstract
The purpose of this research was examining corporate governance and company value in listed companies in exchange market of Tehran. In this research, variable cash profit, financial profit and size of the company were used. Therefore, the affect company governance on company value was reviewed through regression patterns with combined data of a 7 year period during 2012 to 2018 on companies listed in Tehran Stock Exchange. According to collecting data, this research is a descriptive research and the aim is applied. Research results represent that number of board of directors has a negative and independence of board of directors has a positive impact on company value.

Investigation of contributing factors in choosing Iran as a tourism destination studied by Turkish tourists in Iran

Abstract
This survey was conducted at 2019 on a 120 person sample of Turkish tourists in Iran, and is non-experimental and cross sectional in terms of data collection method. Data research collecting method is questionnaire and interview: pre-trip section to identify demographic characteristics and propulsive motives, different data sources and also the attracting and limiting factors of choosing Iran as destination. In the post –travel section, a possible change in the destination image of traveling to Iran in the tourist’s mind has been addressed, and the effect of the traveling experience on this destination image, tourists desire to return to our country and visiting this destination by other potential tourists is reviewed. To evaluate final questionnaire, a sample of 15 from initial questionnaire was entered in to the SPSS software, and three concepts reliability were evaluated as the acceptable ones in form of Likert scale and then the T-test, Fridman, Logistic, Disummers and adaptive or agreement table were applied. The main Italian tourists motivating factor in choosing Iran as a destination is “getting to know other cultures”, the most important attracting factor is “cultural-historical attractions” and most important limiting factor is “hijab necessity”.

Abstract
Today the tourism industry has a significant place in each country’s economy in a way that it is considered the third beneficial industry in the new era after oil and car industry along with being an important activity to make revenue and consistent developing around the world. Meanwhile, urban residences are facing problems such as: immigrating from villages, poverty, low level of employment and productivity in industry and agricultural sections, loss or lack of service and welfare infrastructure, and unemployment and low income, while a remarkable number of urban residence, with respect to that of location and other important elements in attracting tourists especially with regards to religious tourism, have a great potential. This study, concerned with exploring the role of religious tourism in consistent civil development, is carried out in a descriptive-analysis style. The statistical population of this study are Mashhad citizens, 14920 people, from which 374 people were chosen by Cochran formula as the sample. The statistical data of this study is confirmed by a researcher made questionnaire where its narrative has been approved by university teachers and its reliability using Cronbach alpha at 0.87. The process of statistical calculations of this study has been carried out based on regression analysis. For this purpose, the economic, socio-cultural and environmental effectiveness in Mashhad tourism development has been examined. The results have shown that religious tourism affect socio-cultural, environmental and economic development.
